THE TENNYSON, A CONDOMINIUM is a high-rise residential condominium of Post-Modern style located at 121 North Monroe Street in Tallahassee that blends modern living qualities with classic Southern elegance. By living at THE TENNYSON, residents are in the heart of downtown Tallahassee, within walking distance to a wide variety of wonderful venues such as retail shops, restaurants, Cascades and Myers parks, Chain of Parks, Sleepy Hollow, museums, libraries, and historic sites, an arts district, churches, the state capitol and government offices, City Hall and the prestigious campuses of Florida State University and Florida A&M University. The Tallahassee International Airport is a short 15-minute ride from THE TENNYSON.

As the premier high-rise condominium in Tallahassee, THE TENNYSON offers outstanding views of the city and its canopy of live oaks and a vibrant and aesthetically pleasing living environment. Since first opening in 2006, THE TENNYSON has provided the residents a unique and special downtown living experience and a tastefully designed building where they enjoy high standards of comfort and elegance, concierge services and other amenities, all with privacy and safety in mind.

The condominium rises 14 floors above grade and includes 90 residential units, a central lobby, classically designed and appointed corridors and other associated common areas. At a height of 173’, THE TENNYSON is the 6th tallest building in Tallahassee and offers spectacular views of the city. There is an attached, enclosed 3-level parking garage containing assigned parking spaces and storage units, conveyed as limited common elements. The building and parking garage are protected by wet/dry fire sprinkler and alarm systems, controlled access to the building, parking garage and upper floors, and an extensive video surveillance system to enhance security on the premises.

THE TENNYSON  features 1, 2 and 3-bedroom residential units as well as penthouses on the top floor. Typical sizes of the units are: approximately 1,000 sf for a 1-bedroom unit; 1,300 sf for a 2-bedroom unit; and 1,775 sf for a 3-bedroom unit. The size of each penthouse varies considerably, ranging in size from ~2,180-2,900 sf. Ceiling heights are nine or ten feet depending on the unit. Each of the residential units has two covered balconies except that the 1-bedroom units and the 5th floor east-facing units each have a single, extended balcony or large, private patio, depending on their location.

THE TENNYSON’s amenities include a central lobby with a concierge desk on the first floor, with concierge services being provided throughout the day and into the evening 7 days a week, controlled building access, a central mail room, lobby restroom, a Fitness Room with a sauna and two adjacent restrooms, an Amenity Room with a kitchen area that is suitable for luncheons, parties and other social gatherings, a Board Room for business meetings and other similar functions and a large uncovered terrace with elevated views located above the 4th floor parking level for large, outdoor receptions and events. Trash disposal chutes are conveniently located near the elevators on each floor of the building.

Unlike many resort-style condominiums in Florida, THE TENNYSON does not allow short-term rentals and the transient characteristics they engender; most of the units are owner-occupied and a place their owners fondly call “home.”

THE TENNYSON’s 5-member Board of Directors and its community association management firm, TallyEast Association Management, are responsible for the overall management of THE TENNYSON, maintaining a high quality of life for its residents and keeping THE TENNYSON in first-rate condition. To assure a continued harmonious and enjoyable living experience and to protect owners’ investment in their units, the developer and the Board of Directors have established various covenants, rules and regulations that govern activities, uses and unit modifications at THE TENNYSON.

The Association has engaged TallyEast Assocation Management as its association management firm.T
